Scope and who we are
This Privacy Policy explains how FLRBO, LLC (“FLRBO,” “we,” “us,” or “our”) collects, uses, discloses, and retains personal information when you use FLRBO.com, FLRBO mobile experiences, and related services (collectively, the “Service”).
FLRBO provides tools for vacation-rental owners and managers (“Hosts”) and travelers or prospective guests (“Renters”). This Policy applies to visitors, registered users, booking participants, people who contact us, and people whose information is submitted as part of a legitimate booking or property-management activity.
Hosts may separately collect and use Renter information under their own privacy practices. FLRBO is not responsible for a Host’s independent processing outside the Service.
Information we collect
Account and contact information
We collect information such as name, email address, telephone number, password, email-verification status, account role, business name, expected property count, profile information, notification settings, and communications preferences.
Booking and stay information
We collect requested and confirmed stay dates, guest count, booking messages, booking status, cancellation information, amounts, taxes, payment progress, renter or guest contact details, arrival-detail release status, and records of actions taken on a booking. A user may provide names and contact information for other guests only when authorized to do so.
Property, listing, and Host information
We collect listing titles and descriptions; photos and logos; property type, amenities, rules, rates, fees, availability, and cancellation settings; public city and approximate map location; and nonpublic full address, coordinates, access instructions, arrival information, external listing links, and calendar data.
Messages, reviews, and uploaded content
We collect messages, message-read status, attachments and associated file metadata, reviews, ratings, review replies, custom-page content, support correspondence, and information submitted through contact forms. Please do not include unnecessary sensitive information in messages, uploads, reviews, or support requests.
Payment and subscription information
Payment processors collect full payment-card and banking credentials. FLRBO does not store full card numbers or security codes. We may store processor customer, subscription, payment-method, invoice, payment-link, checkout-session, and payment-intent identifiers; card brand, last four digits, and expiration; billing contact details; amounts, currency, payment status, failure information, refunds, coupons, notes, and transaction metadata.
Connected-account and integration information
If a Host connects Stripe, Guesty, iCal, or another integration, we collect the identifiers, API credentials, access tokens, webhook details, connection status, synchronized listing and calendar information, and diagnostic information needed to operate the connection. Sensitive credentials are restricted from ordinary display and are encrypted where supported by the Service.
Device, usage, cookie, and diagnostics information
We and our providers may automatically collect IP address, browser and device type, operating system, pages and features used, dates and times, referring page, session and cookie identifiers, approximate location derived from IP address, activity status, application events, performance information, and error or security diagnostics.
Mobile and notification information
If you use a mobile experience or enable push notifications, we may collect an app push token, platform, device name, last-used time, and delivery status. You can control push permission through your device settings.
Sources of information
We collect information:
- Directly from you when you browse, register, list a property, send a message, request a booking, pay, review, or contact us.
- From another user when needed for a booking, message thread, payment record, property, review, or support request.
- From connected providers such as Stripe, Guesty, calendar services, mapping tools, email providers, and app-notification services.
- Automatically from browsers, devices, cookies, server logs, Google Analytics, error monitoring, and security tools.
- From publicly available sources, external listing pages, and information you authorize us to import or synchronize.
How we use information
We use personal information to:
- Provide, authenticate, maintain, personalize, and improve the Service.
- Create accounts, review Host registrations, publish listings, operate profiles, and synchronize property data.
- Process booking requests, messages, notifications, reviews, cancellations, arrival details, invoices, and payment status.
- Process Host subscriptions, trials, discounts, renewals, cancellations, refunds, and billing support.
- Operate optional featured-placement bidding, including auction processing, placement billing, and outbid notifications.
- Provide maps, search, recommendations, calendar synchronization, and connected-account features.
- Respond to support requests and communicate about accounts, bookings, payments, policies, security, and service updates.
- Measure traffic and feature performance, diagnose errors, develop improvements, and understand aggregate usage trends.
- Detect, investigate, prevent, and respond to fraud, abuse, unsafe conduct, security incidents, and violations of our Terms.
- Comply with law, enforce agreements, establish or defend legal claims, and protect users, FLRBO, and the public.
We may deidentify or aggregate information and use it for analytics, planning, and improvement where it is no longer reasonably linked to an individual.
How we disclose information
Hosts, Renters, and booking participants
We disclose information needed to evaluate and manage a booking, communicate, collect or record payment, provide arrival details, and complete a stay. For example, a Host may receive a Renter’s name, contact information, stay details, messages, and payment status. A Renter may receive Host profile, property, contact, payment-instruction, and arrival information.
Public visitors and search services
Public listings, profiles, property photos, descriptions, approximate locations, availability, prices, reviews, and replies may be visible to anyone and indexed, cached, or shared by search engines and social platforms. Nonpublic full addresses and arrival information are not intended for general public display.
Service providers and integrations
We disclose information to vendors that provide hosting, storage, databases, content delivery, email, real-time messaging, mobile push notifications, customer support, analytics, error monitoring, security, anti-bot verification, maps, and payment processing. Current or anticipated examples include Stripe, Guesty, Google Analytics, Google Maps/Places, Sentry, Cloudflare Turnstile, Resend, Expo, and calendar providers, depending on the features and configuration used.
Legal, safety, and business transfers
We may disclose information when reasonably necessary to comply with law or legal process; enforce agreements; investigate fraud, abuse, or security incidents; protect rights, property, or safety; or complete a merger, financing, acquisition, reorganization, bankruptcy, or transfer of some or all of our business, subject to appropriate protections.
We do not rent personal information. We do not currently sell personal information for money or use it to display targeted advertising on behalf of unrelated third parties. Counsel should confirm whether any analytics or future marketing configuration requires a state-law “sale” or “sharing” disclosure or opt-out mechanism.
Payment processing
Stripe and other payment providers process payment credentials under their own privacy policies. A Host may also instruct a Renter to pay through an external method outside FLRBO. Information submitted directly to that provider or Host is governed by their practices, not solely by this Policy.
FLRBO receives and stores transaction records and limited card metadata needed to display invoices, payment progress, subscriptions, and account billing. Hosts who connect their own Stripe account authorize FLRBO to use their credentials to create payment tools, configure webhooks, check status, and perform other requested integration functions.
Data retention
We retain personal information for as long as reasonably necessary for the purposes described in this Policy, including while an account or property is active, and afterward as needed for legal, tax, accounting, fraud-prevention, security, backup, dispute, and enforcement purposes.
Retention depends on the type of information, including:
- Account and profile information is generally retained while the account is active and for a reasonable period afterward.
- Booking, payment, invoice, subscription, tax, and audit records may be retained for legally required business-record periods.
- Messages, attachments, reviews, and support records may be retained to provide the Service, resolve disputes, and prevent abuse.
- Logs, analytics, backups, and security records are retained according to operational, diagnostic, and security needs.
- Public content may remain in search-engine caches or copies controlled by others after removal from FLRBO.
Security
We use administrative, technical, and organizational safeguards designed for the nature of the information we process. These may include encrypted network transmission, hashed passwords, encryption of selected stored credentials, access controls, logging, backups, and security monitoring.
No system is completely secure. You are responsible for using a strong, unique password, protecting connected-account credentials, and promptly reporting suspected unauthorized activity to support@flrbo.com.
Your choices
- You may update account and profile information through the Service where controls are available.
- You may manage optional message, email, and push-notification preferences through account or device settings.
- You may unsubscribe from promotional email using the link in the message. Transactional messages will continue as needed.
- You may disconnect Stripe or Guesty through available settings, though imported records and prior transactions may remain.
- You may remove or unpublish certain listing content, subject to active obligations and legitimate retention needs.
- You may block nonessential browser storage using browser controls, subject to the functional limits described above.
Privacy rights and requests
Depending on where you live and subject to legal exceptions, you may have rights to know or access personal information; correct inaccuracies; delete information; obtain a portable copy; or opt out of certain sales, sharing, targeted advertising, profiling, or sensitive-data processing.
To make a request, email support@flrbo.com with the subject “Privacy Request” and describe the right you want to exercise. We may request information reasonably necessary to verify your identity and authority. An authorized agent may submit a request where applicable law permits, subject to proof of authorization.
We will not unlawfully discriminate against you for exercising a privacy right. If applicable law provides an appeal right, you may appeal a denial by replying to our decision with the subject “Privacy Appeal.” You may also contact the regulator identified by applicable law.
Account deletion
You may request account deletion by contacting support. Where self-service deletion is available, you may also initiate it from account settings. Before deleting an account, we may require verification and may require a Host to address active bookings, subscriptions, payment disputes, or legal obligations.
Deletion may not remove information we must or are permitted to retain, including transaction, tax, fraud-prevention, security, dispute, backup, or legal records. We may retain deidentified information that can no longer reasonably be linked to you.
Children and age restrictions
The Service is for adults and is not directed to anyone under 18. People under 18 may not create accounts, make booking requests, or otherwise submit personal information directly to the Service.
A booking organizer may identify minors as members of a travel party only when necessary and legally authorized. If you believe a person under 18 submitted personal information directly, contact us so we can review and take appropriate action.
United States processing
FLRBO is operated from the United States. If you access the Service from another country, your information may be transferred to, stored in, and processed in the United States and other locations where our providers operate, which may have different data protection laws.
Third-party sites and services
The Service may link to Host websites, external listing platforms, maps, payment pages, social platforms, or other third-party services. Their privacy practices are governed by their own policies. Review those policies before providing personal information.
Changes to this Policy
We may update this Policy as the Service, vendors, or legal requirements change. We will post the revised version with a new revision date. If a change materially affects registered users, we will provide additional notice by email, in the Service, or by another appropriate method before the change takes effect where required.
If we plan to use previously collected information for a materially different purpose, we will provide the notice or obtain the consent required by applicable law.
